Agreements of legal validity between two or more persons to do or to refrain from doing some act, or that a given state of facts exists or does not exist. Covenants may arise by implication of law or from the conduct of the parties and may be divided into two classes: (1) personal covenants, and (2) covenants running with the land, known as restrictive covenants. See Covenant of Title, below.
