Grantee in Real Estate
The person to whom real property (in U.S. law) is conveyed by deed (in U.S. law). A deed must have a grantee to be valid. The grantee may be a minor or an insane person. A misspelling of the grantee’s name does not render the deed invalid if his or her identity is apparent. A grantee may even take title (in U.S. law) in an assumed name, but a deed to an entirely fictitious person is void. The name of the grantee should appear in the body of the deed correctly and in full. The deed should state the address of the grantee, otherwise it may not be accepted for recording. The grantee is often designated in the deed as the “party of the second part,” but the grantee does not sign the deed.
